Part Two: Guide to Mount Pleasant, SC's Best Waterfront Neighborhoods

October 7, 2021

Mt. Pleasant is located just over the Ravenel Bridge, bordering the Charleston Harbor and multiple tidal creeks and marshes. Just past the Isle of Palms Connector you enter North Mt. Pleasant, which offers many growing communities and amenities just like South Mt. Pleasant. So whether you’re looking for views with salty breezes or to park your boat on deep water, Mt. Pleasant has the neighborhood for you!

1. Oyster Point

Located just past the Isle of Palms connector you'll will find Oyster Point, one of the most highly desirable new construction communities from D.R. Horton. If you’re looking to stay close to South Mt. Pleasant, this neighborhood provides a 20 minute commute to downtown, 2 minutes to Mt. Pleasant’s town centre shopping and just 4 miles to Isle of Palms beach. The award winning amenities in this neighborhood include a custom designed pool, kids park, 2-story fitness center, historic Fort Palmetto walking trails and a crab and fishing dock overlooking the Gray Bay and Hamlin Sound that provide dreamy sunsets.

The new home sales just closed out in Oyster Point, but keep an eye out for upcoming resales as these homes are all less than 6 years old and offer all of the modern touches. Whether you are looking for a townhome, a single story family, or a semi-custom elevated home with water views from D.R. Hortons most elite Emerald line of home plans, this neighborhood has an option for you!

2. Hamlin Plantation

Just down the street from Oyster Point, you'll find Hamlin Plantation. This neighborhood is loved by locals who enjoy the traditional southern charm feel with mossy oak trees and wildlife along the creeks. Composed of 5 subsections ranging from townhomes to high-end homes on larger lots with views of the intracoastal waterways and marshes, you'll enjoy the premier lifestyle of waterfront living while also experiencing more privacy with the mature landscaping of a more developed community. All sections of Hamlin Plantation have walking trails leading to stunning scenic water views and are close to all the community amenities like the tennis courts, fitness center and pool - with a waterslide!

3. Horlbeck Creek

Located just off the corner of Highway 17 & Highway 41, Horlbeck Creek is a quaint waterfront community of 82 elevated homes that back up to Horlbeck Creek. This neighborhood is going to be the least expensive waterfront community in the area because it doesn't have a pool or other amenities and it's location next to the highway which can be a nuisance. But that means low HOA fees, backyard views like these and your own personal dock on select sites, I would be willing to compromise!

Horlbeck Creek also offers a neighborhood dock for crabbing and launching your kayak, so overall, if you are looking for an active waterfront lifestyle, this community is calling your name!

4. Rivertowne & Dunes West

Continue down Highway 41 and you'll find Rivertowne Country Club and Dunes West. This pair of communities, located on opposite sides of of Highway 41, both offer well renowned premier Charleston golf courses and waterfront lifestyles.

Rivertowne offers approximately 10 subsections that provide a mix of scenic views including natural lakes, wetlands, marshfront and golf course views. Some of the premier properties have direct access to the Wando River in the Waterfront Park subsection. All residents get to enjoy the fishing and crab docks, community pool, spacious open green space and parks, and optional Rivertowne Golf Club membership!

Across the street, Dunes West is one of the areas only gated communities offering a variety of homes with marsh views, golf course views and deep water access. These home enjoy shared community amenities like the crab dock, pool, walking trails and optional Dunes West Country Club golf course membership.

Both of these neighborhoods are the type of communities that you can live and play and you’ll enjoy so much you’ll never want to leave!

5. Charleston National & Stratton by the Sound

Traveling down Highway 17, we have another pair of waterfront golf course communities. Charleston National is composed of a dozen subsections with  homes built from 1990 to the early 2000’s. This neighborhood offers mature landscaping, majestic oak trees, and homesites with lagoon, wetland, golf course and intracoastal waterway views. All residents can enjoy the pool, tennis courts, walking trails around the tidal creeks and optional membership to the Charleston National Golf Course, which also features stunning waterway views.

Travel on to the back of Charleston National and you will run into a new construction community by Ashton Woods, Stratton by the Sound. This mid-size community offers only 143 semi-custom homesites with Copahee Sound and marsh views. The elevated, drive-under home styles are designed to encompass the Lowcountry lifestyle. Amenities include a community pool, cabana and playground all while being close to golf courses, shopping and beaches.

6. Darrell Creek

Last but not least is Darrell Creek. A one of a kind community where you can build a custom home on a large lot to enjoy a private waterfront lifestyle on the Wando River and Darrell Creek. Many of the creek properties have been approved for private or shared deep water docks and residents can also enjoy a pool, acabana, an oyster pit/BBQ area as well as a community fishing dock. Homeowners seek out Darrell Creek community for more of a country feel while still maintaining proximity to Mt. Pleasant and Downtown Charleston conveniences.

That wraps up part 2 of Mt. Pleasant's waterfront neighborhoods. Tell us in the comments which neighborhood is your favorite and which neighborhood we should feature next!
